Important Dates

Don't forget these important dates...

The Property Appraiser's office operates on a calendar established by Florida Statutes, known as the "Tax Roll Calendar". Some important dates are as follows:

January 1

Properties within the county are valued by the Property Appraiser's office, on the basis of their status as of this date each year.

  • January 1 is also the date for qualifying for exemptions.
  • Early January - Exemption renewal cards are mailed to those who claim Exemptions.

March 1

Deadline for timely filing for the current tax year.

  • Homestead Exemption
  • Agricultural Classification
  • Senior Citizen Limited Income Exemption
  • Non-Profit/Institutional Organization Exemption

April 1

Deadline to file Tangible Personal Property returns with the Property Appraiser's Office.

June 1

Deadline to submit the required documentation for the additional Senior Citizen Exemption.

July 1

Notices for disapproved exemptions and agricultural exemptions are mailed, for applications filed by the deadline, March 1.

July 31 (or 30 days following the mailing of the disapproval notices):

Deadline for filing an appeal petition to the Value Adjustment Board on denied exemptions and agricultural classifications.

August-September

This is the time period when the Property Appraiser, on behalf of all taxing authorities, mails the "Notices of Proposed Property Taxes" (also called a "TRIM Notice") to all property owners. This notice includes the proposed taxes to be assessed by each taxing authority, dates of public hearings and the new current Market Value and Assessed Value of your property. Also included are instructions on how to file an appeal petition before the Value Adjustment Board (VAB), if necessary. (If you have questions about your property value, we encourage you to come into our offices and meet with an appraiser at any time to discuss your situation.) The September VAB filing deadline for the current tax year is stated at the bottom of the TRIM Notice. Twenty-five days after the mailing of the TRIM Notices is the last day to file a petition to the VAB.

November – First Week:

The Sarasota County Tax Collector mails the tax bills to property owners of record.
